How to impress at an interview and land that job

Candidates’ experience and credentials, as detailed in the resume, are most often the frequently used criteria for determining which job applicants are deserving of a personal interview. Ultimately, though, the hiring decision is going to be heavily based upon the candidates’ performance in the interview and their value to the organization. To impress an interviewer, you have to be able to distinguish yourself from other candidates and be prepared to 'sell' your qualifications to the interviewer. How can you do this?

Present a polished professional image

Remember that professional companies are looking to hire professional individuals, not the beach bum who just shook the loose sand from his hair. Dress conservatively in a well-fitting suit and keep jewelry, makeup, and fragrances to a minimum. It’s also important to always take a shower, brush your teeth, and comb your hair before an interview as well to present to clean, polished image.

Spend some time to research the organization prior to the interview

Doing outside research on your own time to prepare for the interview demonstrates your commitment to hard work and your sincere interest in the organization. Study up on the company's products and services, industry, target market, annual sales, structure, and any other key information. Managers will be impressed by your research.

Prepare specific examples of how your skills and experience make you a strong fit for the organization’s needs

Practice answering tough, directed questions about your experience and be prepared to draw colorations between your experience and that needs of the organization. For example, if the position requires strong analytical skills, you should have example ready to demonstrate your strong analytical skills. Have you faced any challenges that forced you to think quickly on your feet? How do you go about evaluate alternatives when you have to justify a decision on a project?

Prepare and ask intelligent questions about the company and position

Your research on the organization will also come in handy when it comes time to formulate a series of intelligent questions you want answered. Since the interviewing process is an evaluation tool for both the individual and the organization, it is in your best interest to gather as much information about the potential opportunity as possible. Asking well thought-out questions shows that you are serious about the opportunity at hand and indicates the level of your knowledge about the company to the interviewer.

Pay attention to your body language.

You want to exude self-confidence and poise during an interview. Maintain eye contact, smile pleasantly, and keep your body attentive but relaxed throughout the meeting. Avoid fidgeting, clearing your throat, and breaking eye contacts as these are all signs of an anxious person.

Conclude the meeting by thanking the interviewer for his time and shaking his hand.

End the interview on a strong positive note by thanking and acknowledging the time the interviewer spent meeting with you. It’s important that interviewer know that you value his time - after all, he could just have easily been doing something else.

Write a quick “Thank You” message to the individual(s) who interviewed you.

It only takes a few minutes to pen a “Thank You” note to an interviewer, but the gesture speaks volumes about your professionalism and the importance you place on good customer service. If you treat the interviewer with gratitude and respect, you are likely to treat your co-workers and customers equally well.

Album cover art-part two

Album cover art software allows you to explore this pop phenomenon

In the last article, we discussed some of the elements of album cover art and I would like to continue the discussion with some more details and an album cover finder that is a must for any fan of album cover art.

As I stated previously, many famous artists have been commissioned to design and produce album covers. For example, the Rolling Stones and pop artist Andy Warhol are famous for the cover art on the Stones’ album “Sticky Fingers.” As the story goes, at a party in 1969, Andy Warhol casually mentioned to Mick Jagger that it would be amusing to have a real zipper on an album cover. A year later, Jagger proposed the idea for “Sticky Fingers.” But, there was a flaw in the shipping process, the zipper would press onto the album stacked on top of it, causing damage to the vinyl record. The solution? The zipper had to be pulled down before the album was shipped, then it would only dent the album covers. However, they never figured out how to keep the zipper from scratching the other album covers. Additionally, some department stores refused to display the album, feeling it was risque and not family oriented because of the model’s snug jeans and the zipper display. But this album is historic because it broke new ground and also saw the debut of the now famous Stones logo: a caricature of Jagger’s lips and tongue.

If you are a Janis Joplin fan, then you would probably know that the famed cartoonist Robert Crumb designed the cover for Joplin’s album “Cheap Thrills.” This revered, yet misunderstood artist, drew the cover as a favor to Joplin, who he befriended in the Haight-Ashbury neighborhood where they both resided. He was paid $600 for his work by Columbia Records, which later sold the artwork. Crumb was asked to do a cover for the Rolling Stones, but refused because he did not like their music. Crumb is also the artist for the “Keep On Truckin’” poster and “Fritz The Cat,” and has more than seventy covers to his credit.

The Internet is full of sites related to album cover art and is just too numerous to list. There are sites devoted to fan favorites, the weird and unusual, particular decades and so on. Many users have turned to ebay to find lost art treasures from their childhood. But I want to share a website and album cover artwork finder that is not only convenient, but a must have for any art lover.

I recently spoke with Richard Nicol, the program designer and owner of “Album Cover Finder.” (http://www. albumcoverfinder. com) The program has been available for more than two years and is a godsend for anyone interested in album cover art.

“Album Cover Finder” allows the user to not only find specific searches for interesting album cover art, but also allows the user to download selected songs from the release. I asked Richard about his fascination with album cover art.

“I’ve always been interested and loved album cover art and wanted to create a database where the users could not only look at album cover art, but experience it as well. The program allows the user to browse through the cover art of a particular band and also lets the user to download particular songs through iTunes as well. The main feature is convenience, you can utilize iTunes and not only get more of an experience for the music, but the great artwork involved with the music and artists.”

But “Album Cover Finder” is more than just iTunes and album cover art. The program allows users to look at different art work from different countries as well. Some of the art work involved in a US release may be different from that of a UK release or German release, only adding to the experience. The program also allows users to review artist biographies, read reviews of a particular release and add the artwork to their iTunes library and an iPod. “Album Cover Finder” also allows users to find additional cover art from a particular artist or band, copy the artwork to a clipboard and has artist videos and applicable tour information. “Album Cover Finder” is a fully functional way to search for album artwork and includes free updates for registered users and is available at http://www. albumcoverfinder. com.

Now, I have only had the program about a week, but I have to admit spending literally many, many hours looking at historic artwork and listening to the songs associated with the acts. This software gets a hardy “thumbs-up” and is a “must have,” affordable program for album cover art connoisseurs and anyone with a fascination with art and music.

Needless to say, there can be a lot more written about album cover art and the impact it has had upon music and pop culture and cannot be summarized in a couple of articles. There are countless books, (I actually own one that talks about and illustrates naked vinyl and the images used to try and sell albums!) that detail album covers and the impact upon pop culture and music.

Additionally, there are so many web sites and blogs associated with album cover art, they are to numerous to list. Why there are even web sites devoted to preserving this treasured art and frame it for display.

Furthermore, did you know that June 1, 2007 marked the 40th anniversary of the release of the Beatles’ “Sgt. Pepper’s Lonely Hearts Club Band?” Not only is the release one of the most influential albums of all time musically, the cover art itself is iconic as well.

I spoke with Gary Freiberg, owner and operator of http://www. rockartpictureshow. com about “Sgt. Pepper” who related to me that the album “broke new ground and challenged the industry.” Gary and I talked about album cover art and the influences it has had on our culture. He also told me of a recent poll conducted by http://www. vinylrecordday. org that voted the “Sgt. Pepper” album cover the favorite album cover of all time. Gary is world renowned for his work in the album cover art industry with his patented record album frame and his work has been cited and used by the Smithsonian, Home & Garden TV, the Rock & Roll Hall of Fame and thousands of satisfied Internet customers. And if you interested in getting your great album art framed, you may visit http://www. rockartpictureshow. com and tell Gary you heard about him from an article posted at http://www. isnare. com

Haryana sex ratio an untold story

The sex ratio is the humane index of any society. It mean how humane is that particular society. The Sex ratio is not merely statistics game that how many women are behind 1000 men. It is beyond this. In this story we try to set new parameter for word sex ratio in head counting system of Indian census department.

The sex ratio is very simple word mean number ratio between males and females of any country or state. It is very vital statistics of any census report, because on this statistics whole of family planning & other applied planning of any country or state is depended. If it reflexes wrong or misinterpretation of any core statistics, how devastating it can be one can easily understand.

In this story we have taken case study of Haryana state (India).

The Haryana has its population 21082989(2001 census). When we bifurcate this figure in males and females then its as follow 9755311 women, 11327658 men. It simply means there is 861women behind 1000men in the state as per 2001 census. As compare to this in 1991 (ten year ago) this sex ratio was 865, which is“4” more than of 2001 level (861).

The states, center government & all other planning agencies are claimed working hard to minimize the sex gap of population. The pre-natal diagnostics techniques Act (PNDT) 1996 was forced by states & center government to check the misuse of these medical techniques. More & more grants are given to those NGOs to work in this field. Particularly in Haryana where govt. claimed that by its pro women a programme likes Apni beti apna dhan, Devi rupak yogna & enforcement of PNDT act has minimize the declining of women in the statewide. Sex ratio has come down only “4” in 10 years.

But going through further this “861&4”figures stand nowhere near reality. Which is giving eleventh hour warning to the nation, where women are worshipped as Durga, Saraswati and luxmi. which is clear shown in following table.

According to this table in 1991 the sex ratio among 0-6 years age group was 870 for state level, 878 for rural&860 for urban in the state. Where as corresponding statistics to above after ten years in 2001 has come down to 820,823&808 respectably.

The 0-6 years age group was selected because it is the future population of state i. e. which is core deciding factor for national family planning policies makers to reduce the gender gap in population of country. But this important factor of census is not highlighted in Indian census operation in past or in present one. If we see huge gap between 861/1000 for all ages group population and 820/1000 for 0-6year age group. Than even laymen can easily understand the urgency to fill up the gender gap of population, as soon as possible to make wheel of growth going for human race in state & country.

In state how this gender gap is going on the following table is very useful.

Above table clearly indicate that except two districts nchkula & Faridabad rest of 17 districts has far less sex ratio in 0-6 years age group population as compare to 1991 level. Which is very sad part of our story.

Thus telling half-truth is always harmful. It is better not to tell rather than half. It makes a man less sensitive towards situation, which occurs when full truth comes into light. By presenting real picture of declining sex ratio to the people, we can make them think of this problem. Rather by lipstick methods like PNDT act, Apni beti apna dhan etcetera. There is still gap left for us to meet.

Blackjack terms - part four

We're nearing completion in our Blackjack terms series. In our next to last series installment, we'll go over some terms, such as "Money management," "Paint" and "Push." We start out with an important term, because it highlights how the Blackjack rules can be different from casino to casino.

Las Vegas Strip Rules - Las Vegas is split into two main gambling regions-Downtown and the Strip. The Strip has different Blackjack rules than Downtown. A major rule to check on before you play is whether the dealer must hit or stand on a soft 17.

Money Management - It's no secret. Losing players rarely have any money management skills. Money management goes beyond just knowing how much money you have to play with. It involves knowing how much to bet and when. There are many money management systems out there.

Money Plays - A command barked out by a dealer when a player puts actual cash in the betting area.

Natural - When you're dealt a Blackjack.

Paint - Want to see paint? If so, you're asking for a face card. It's called this, because face cards are graphical in nature.

Pat Hand - No, it's not the hand of someone named Pat. When you have a pat hand, you want to stay. An example of a pat hand is a hard 17. A hard hand is one in which there isn't an Ace counting for 11 points.

Point Count - If you're counting cards, you always know what the count of a deck is.

Push - This is another name for a tie. When you have a bet that pushes, you don't win or lose. Your money is returned. If you're playing a double face up game, it's possible that there aren't any pushes, because the dealer wins all ties.

Resplit - When you get two cards of the same rank, like two 7's, you can split them. If your first card on a split is also the same rank, you can resplit then hand. Some casinos only allow one split and others may allow up to four. Check with the casino to be certain. While you always want to split Aces, some casinos don't allow you to play split Aces like a regular hand. Instead, they'll just give you one card per hand.

Running Count - It's the same thing as a Point Count. At any given hand, a card counter knows the count of the deck and bets accordingly. If the count is favorable to the casino, the bet is reduced. If the count is favorable to players, the bet is increased.

That does it for this installment of Blackjack terms. We've got one installment in our series left. We'll go over terms, such as Shill, Shoe, Third Base, Toke, Vig and Whale.

Preparing for appraisals - contracts and comps

You’ve sold your home and are getting ready for the appraisal. Here’s how contracts and comparable home sales impact the appraisal.

Your Contract

One of the indications of value an appraiser takes into consideration is the contract that exists between unrelated parties for the sale and purchase of the home. As odd as this may sound, sales between relatives often downgrade an appraisal amount. So if you’re not selling your home to a relative, make a nice clean copy of your contract, and give it to the appraiser who appraises your home.

Comparable Sales

In general, when you are selling your primary residence, the person buying it is going to make it his primary residence, too. An appraisal done in that situation usually gives the most value to what similar houses have sold for in the same neighborhood (or nearby) recently, and doesn’t pay much attention to the ability of the property to generate rental income or to what it would cost to replace it.

Therefore, the appraiser is going to be looking for homes which have sold in your area in the past few months. If you know of a sale of a similar home at a good price, tell the appraiser about it. Make sure your information is accurate first, however. Don’t just share neighborhood gossip. Check the sales price at the courthouse.

Be careful how you handle these last two suggestions. You want to come across as quietly helpful and factual. You do not want to convey to the appraiser that you question his ability to do his job well.

When an emergency arises payday loans are there to help

It wasn't too long ago when I woke up in the middle of the night with excruciating pain coming from the left side of my mouth. I got up and tried flossing, gargling and brushing my teeth - but nothing would make it go away. I knew right away that this was no ordinary cavity! The next day I got an emergency appointment with my dentist and he delivered the bad news - I had a cracked tooth and the bill to fix it was going to be well over $600. Furthermore, he said if I didn't deal with it now it was going to turn into a situation where I needed a root canal - to the tune of $1,750!

Of course, this emergency came at the worst time. It was another week and a half to payday and my bank account was sitting on empty. Last months' heating bill had done a number on my checking account, and now I was worried more than ever what I was doing to do. I certainly couldn't go around for almost two weeks with the pain I was experiencing.

I was talking to a friend and she suggested that I check into getting a payday loan - they helped her when her car broke down and she was sure they could help. I decided to take her advice and did some digging and liked what I say - here was a loan company designed to help people just like me who needed small loans for an emergency. Even better, the payday loan company had a website online where I could securely fill out the application and get approved in no time flat. They promised that the money would be in my bank account the next day!

Sure enough, the money showed up the next morning and I was off to get the tooth fixed. I can't tell you how relieved I was when the dentist put the final touches on that tooth! I also can't tell you much relief I got knowing that I had a company who was willing to help me financially during my emergency without judging me or making me wait for weeks on end to find out if I was approved or not.

What amazed me the most about the payday loan process was that they didn't want to know every little detail about my life, or what the money was going to be used for. They just wanted some basic information, like where I lived, where I worked and such. The process was so simple I was almost sure there was a catch - but sure enough, just as my friend said, they came through for me when I needed them the most.

Today, my tooth is feeling great and now I know no matter what happens in life that I have a resource I can turn to for financial help even in the darkest hours. Thanks to the payday loan industry I was able to keep my dignity, get the dental work done that I need and keep my financial matters to myself. I couldn't ask for anything better!

Down payment scams the irs is hunting

Coming up with the down payment for a home purchase can be a big hurdle. If you are straining to get the money together, be careful because the IRS is targeting down payment scams.

Down Payment Scams – The IRS is Hunting

Charitable organizations do not pay taxes. This occurs when an organization is qualified by the IRS as an exempt charity under section 501c3 of the tax revenue code. While most charitable organizations are legitimate, some are really just business that have strained and bent the rules to gain the tax exempt status. The IRS frowns upon such organizations and usually moves to shut them down.

Currently, the IRS is looking at over 180 tax exempt organizations that provide down payment assistance to homebuyers. Specifically, the IRS is looking at a seller financing strategy that it deems to be questionable. The strategy works where a buyer does not have enough money to make the required down payment demanded by a lender. The seller agrees to give the money to a charitable organization in exchange for a tax deduction. The organization then makes a loan to the buyer for the amount required to fund the down payment. Specific strategies vary, but this is the basic idea.

The IRS views this strategy as an abuse of the charitable donation laws. It also appears to be working with HUD and lenders to identify such transactions because lenders are complaining the strategy is fraudulent. If the lenders knew that the buyer could not meet the down payment threshold, they supposedly would not be issuing the loan. With both the IRS and lender agencies unhappy, this strategy should be avoided at all costs.

At this time, it is unclear how the government agencies will treat the seller and buyer in such a transaction. The IRS appears to be primarily interested in the organizations acting as charitable middlemen. Undoubtedly, sellers will eventually be stripped of relevant tax deduction claims and face a higher audit risk. Any ramifications to the buyer are unclear, but the lenders may look to call loans or demand further security. Any way you cut it, these seller financed down payment strategies should be avoided.
